What we expect What you expect

Reservations and deposits:
We reserve the right to accept or deny any request for reservations.

We book reservations on receipt of initial payments. Your payment is your confirmation of your commitment to pay the full rental plus security deposit and, on the basis of that commitment, we will reserve the request days for you.

If your reservation is made more than 90 days prior to arrival, your confirmation will be 50% of the total amount, with balance due 60 days prior to arrival.

If your reservation is made within 90 days of your arrival, or for a holiday period, you must pay in full to confirm your reservation.

Arrival and Departure
The house will be ready for you by 3:00PM on your arrival date so please plan to arrive no earlier than 3:00 PM. (If you need to arrive earlier, please contact us so you can store your luggage on site and then go and enjoy the area while our caretakers prepare the house for you.)

The check-out time is 11:00 AM on the date of your departure. Please let your caretaker know when you expect to leave.

Pets
We do not permit pets in our properties or on the premises. We do make an exception for "seeing eye dogs".

Smoking
We do not permit smoking within the property, or on the verandas. (You may smoke on the rooftop deck or elsewhere on the premise.) Please strictly observe this requirement.

Personal Property/Valuables
North Akumal homeowners work together to provide a safe environment for all and we provide a guard at night. However, we can not guarantee that our houses will not be broken into, and we can not be liable for any thefts.

Please lock all doors when you leave. Please do not leave money or valuables unattended in the property. We provide safes for valuables. Thoroughly check all drawers and closets before departing.

Vehicles
Parking is not allowed on the streets. We provide parking for you and your guests. We do not allow campers, motor homes, boats and/or boat trailers, or recreational vehicles other than small "Jeep" like vehicles.

Special Functions
Our properties are is available for residential use during a family vacation. Any other use must be approved in writing by us.

If you would like to use any of our properties for any special event such as weddings, receptions, parties, large gatherings, or meetings, you must submit a request for approval.

If we approve the event, you may be required to pay an "event fee" and/or an additional security deposit. (If you misrepresent an event, you may forfeit all monies paid plus the security deposit, you may be asked to vacate the property, and you will not be entitled to any refund. (See "Legal Stuff" below which applies to this requirement.)

Security Deposit
The security deposit is provided to cover any damage to the property or its contents and/or unpaid fees for special services. Damages include accidental breakage or damages to the property in excess of "normal wear and tear" which is deemed to be a maximum of $50.00 USD.

If there are any damages in excess of the normal wear and tear amount, or any special services for which payments are still due, we will notify you before we apply those charges.

If you secure your deposit with a credit card number and there are no charges against your deposit, no charges will appear on your credit card. If you pre-pay your security deposit and there are no charges against your deposit, we will refund your deposit within 2 weeks after your departure.

Occupancy
We encourage and support families and groups of responsible adult friends to enjoy our Villa. Akumal is a quiet, laid-back community that we all want to enjoy. We do not rent to minors and we do not accept bookings for groups of young people looking for a party house.

If you find that you want to have extra guests for one or more nights, please contact us for approval. If approved, we will apply any appropriate extra charges. Please do not have more people than are stated on your reservation as you may be asked to leave and forfeit the balance of your reservation. (See "Legal Stuff" below which applies to this requirement.)

Cancellation/NoShow/Early Departure
If you cancel 60 days or more before your scheduled arrival date, you should expect to forfeit your deposit (50% of the total rental and 100% for holidays). If you cancel 60 days or less before your scheduled arrival date, you should expect to forfeit your entire rental. Please contact us immediately if you will need to cancel a confirmed reservation.

If you do not arrive during your rental period, you will forfeit all of the monies for your reservation. (See Travel Insurance.)

We can not provide any refunds or partial refunds if you need to check out early. If you do need to leave early, please notify René.

Evacuations and Natural Disasters
Akumal is on the Caribbean coastline and has been hit by hurricanes in the past. We will not issue any refunds for hurricane evacuations or any other natural disasters or other mandatory evacuations ordered by the Mexican authorities for any reason whatsoever.(Again: See Travel Insurance.)

However, if the airport is closed by the authorities or if there is a mandatory evacuation, we carry forward your unused payments (pro-rated) toward a later reservation up to 18 months.

Owner's Closets
Some closets and storage areas will be closed and locked. These closets are for our use and contain our personal possessions which are not available during rental periods.

Questions or complaints
Please direct any immediate questions to René or contact us or your Agent. We will attempt to answer your questions and address your concerns in a professional and courteous manner. We want you to enjoy your stay at our property.

Liability
We will make a sincere effort to keep our property in good and safe condition. Except for extreme negligence on our part, we owners cannot be held liable for any injuries, accidents, theft or misfortune that may befall you or your guests during your stay.

Legal Stuff
If you or your guests violate any of the conditions or restrictions of this Agreement, you agree that the Owner, Agent and/or Manager may terminate this Agreement. Upon notice of termination of the Agreement, you and all of your guests shall vacate the property immediately without being entitled to any refund of rent or security deposit.

You agree to surrender property in the same condition as at commencement of the rental period. In cases of abuse and malicious damage to rental property in excess of the security deposit, you will reimburse Agent and/or Owner the amount of all damage including excessive housekeeping expenses and reasonable attorney's fees.

While there may be numerous people staying at the property, you, as the reserving party, will be held responsible for the payment and other lease holder responsibilities.


Rates
Although the rates on may increase between the time you make your reservation and your arrival date, we will honor the rates provided to you at the time you made and confirmed your reservation.

Arrival
We will make every effort to have the property ready by 3:00 PM, but we may still be cleaning up and preparing after you arrive.

Staff and service
Our caretaker/manager René lives on the Casa Delfín property with his family. They are there to ensure that you have a pleasant stay and that problems (if any) are addressed.

They will clean the house and make-up the bedrooms six days a week: Monday through Saturday. If you want, we can make arrangements for René or another cook to prepare some marvelous meals for you at prices listed.

Tipping
There is no requirement for you to provide a gratuity, but it is a way to thank the staff if you wish to do so. We recommend a gratuity of $3.00 to %3.00 US (30-60 pesos) per person in your group per day.

Cancellation and Travel Insurance
For your protection, we recommend that you purchase travel insurance as protection for your vacation. Travel insurance can protect you from many losses you might otherwise incur because of unforeseen circumstances such as illness, injuries, and mandatory evacuations. Note that we can not generally provide refunds for cancellations or interrupted stays. We do recommend travel insurance so that you can be protected.

Overall Condition
You can reasonably expect the property to be in good condition, but every house requires occasional maintenance, repair, and/or improvements. We will attempt to perform all repairs and construction when the house is vacant, but there will be times when we need to perform work during rental periods.

If this happens during your stay, we may need to have agents and/or authorized repair/construction personnel enter the villa during business hours in order to perform the work related to repair, care, or maintenance. We will make our best efforts to coordinate these efforts with your needs.

We can not provide refunds due to malfunctioning equipment or other items that you find dissatisfying. However we will provide a courteous and professional attitude toward problem solving. We will attempt to solve problems while you are there.

Amenities and Equipment
You can reasonably expect the equipment and amenities to be working and in good order. We will make every reasonable attempt to affect prompt repairs on any malfunctioning equipment. Please note that we can not issue refunds for non-functioning or closed amenities.

Furnishings
You can reasonably expect to have well furnished rooms and a properly equipped kitchen, such as shown on our promotional materials. We will periodically replace or change furnishings and/or equipment, either to replace damaged goods, or as improvements. Please let us know if there are any problems or needed additions.
